Inside the Forth Green Freeport tax envelope.

Some of the land at Earls Gate sits within the Grangemouth designated tax site, one of three Forth Green Freeport tax sites alongside Rosyth and Mid-Forth (Leith and Burntisland). The tax sites are now live: where your plot qualifies, you can stack business-rates relief, enhanced capital allowances, employer NIC relief and SDLT / LBTT relief.

The Forth Green Freeport is targeting around £7 billion of investment and up to 38,000 green jobs across offshore wind, hydrogen, sustainable fuels, modular manufacturing and logistics, building exactly the downstream demand most tenants here want to be next to.

Scotland's industrial heartland, built for what's next.

Grangemouth is the engine room of Scottish industry. It is home to Scotland's largest container port, the M8, M9 and M80 are minutes from the gate, and Edinburgh and Glasgow are each within about 45 minutes by road. The cluster contributes around £900 million to the UK economy every year.

Scottish Enterprise is repositioning Grangemouth as Scotland's low-carbon manufacturing hub, focused on sustainable fuels, fine chemicals and the wider energy transition, with up to 1,200 new jobs and £1–2 billion of GVA projected by 2040. A skilled workforce pipeline runs through Forth Valley College and the universities of Glasgow, Edinburgh and Stirling.

What plot buyers ask us first.

Anything else? Ask it in your feasibility call.

How big are the plots?

The development plots range from about 0.9 to 4.5 acres, and Plots 1 and 2 together come to about 7.9 acres. The approximate size of each plot is shown on the site plan. Plots are sized and serviced to match your process, from a small bolt-on footprint to a full process-plant footprint with pipe-bridge and road access. We will explore what fits best in a 30-minute feasibility call.

Which plots are on Freeport land?

Plots shown in dark blue on the site plan sit on Freeport land. Where your plot qualifies, you can stack business-rates relief, enhanced capital allowances, employer NIC relief and SDLT / LBTT relief.

How quickly can utilities be connected?

Electricity, steam, water, nitrogen and compressed air are already distributed across the estate, so you plug into shared infrastructure instead of applying for individual grid connections: months, not years. Our Site Operations Manager plans sizing and connection points with you.

Is long-term energy pricing available?

Yes. Energy supply contracts are available with up to 20 years of CPI-linked pricing, supporting capital-intensive process operations.

What happens to our waste streams?

Aqueous effluent can be piped straight from your plot to our own Effluent Treatment Plant, operated 24/7. Solid and drummed waste goes to the on-site Waste Transfer Station, and a broad SEPA permit covers hazardous industrial waste streams.

Do you have planning experience for heavy industry?

Yes. We have experience with COMAH and heavy-industry planning at a live, operating site, and existing infrastructure such as pipe bridges, sub-stations and permits is open to new tenants.
